Does Walnut Creek Meadows (WCM) have CC&R's?
Yes.
Does WCM have an Home Owner's Association (HOA)?
Yes.
How much are HOA dues?
$250 quarterly.
Is there an Architectural Review Committee (ARC)?
Yes.
Is there a square footage requirement?
Yes. The minimum is 1700 sq.ft.
Do we have to pave our driveway?
A dust free surface is required. Acceptable surfaces. Pavers, Asphalt, Concrete. Clean compactible Granite. Subject to ARC (architectural review committee) approval.
Do we have to fence our property?
Fencing along Meadows Ln. is required. Most meet ARC approval.
Can we install solar panels?
Under review.
Can we use our home as an AIRBNB, VRBO?
Yes.
Can we have horses?
Yes, on select lots only. Subject to the CC&R’s.
Lot Questions
What are the lot prices?
Prices range from $285to $490K, depending on size and location.
Will WCM carry back the lot purchase?
Not at this time.
Can we buy more than one lot?
Yes.
Can the lots be subdivided?
No.

Do you have model homes to view?
Available soon.
What type of home designs can be built?
Modern Ranch homes, Rustic Mountain homes, Modern Farm house, and Modern Country homes. All plans are subject to ARC approval.
How soon do we have to start building?
2 years.
Does Walnut Creek Meadows have their own contractor?
Yes. Walnut Creek Construction is the primary builder for WCM. We do welcome “owner builders”. Certain restrictions apply.
Can we use our own builder?
Yes, as an “Owner Builder”. Certain restrictions apply.
Can we use any contractor?
Outside contractors must be approved by the ARC.
Can we build a guest house?
Yes. Subject to ARC approval.
Can we build an RV garage?
Yes. Subject to ARC approval.
Can we build a barn?
Yes. Subject to ARC approval.
